What the ListProof™ Report Includes

  • The report starts with the basic property context so the repair notes are tied to the actual listing situation. This includes the property address, general home details, listing timeline, seller goals, and any known concerns shared before the walkthrough. This helps the agent and seller keep the repair conversation focused on the sale, not just a random list of things that could be fixed.

  • Repairs are grouped by priority so the seller can quickly see what matters most before listing. We separate items that may affect buyer confidence, safety, function, or presentation from lower-priority items that can likely wait. The goal is to help the seller spend time and money where it has the clearest purpose.

  • The report includes photos and notes for visible items that may raise questions during showings, offers, or repair conversations. These may include worn trim, loose fixtures, water stains, damaged flooring, exterior rot, tired finishes, or repairs that look incomplete. This gives agents a clearer way to talk through the home’s condition before buyers start making assumptions.

  • Where possible, the report includes practical budget ranges for repair categories so sellers are not guessing. These are not full project quotes, but they give enough direction to compare options and decide what is worth addressing before the home goes live. If the seller wants Fixsy to complete selected repairs, those items can be quoted separately with a defined scope.

  • The report gives a clear next-step plan so the seller knows what to do after the walkthrough. Items may be marked as repair before listing, monitor, price around, disclose, or leave alone. This helps the agent and seller move from “What should we do?” to a practical plan they can act on.

  • If selected repairs make sense before listing, Fixsy can provide a separate repair scope and quote. This keeps the ListProof review focused on guidance first, while still giving the seller a path to get the work done if they choose. The repair work is not bundled into the report fee, so the agent and seller can review the recommendations before deciding what to move forward with.
